Methodology

Every figure published in OTHRS Research is computed live from the database of the OTHRS platform — no hand-edited observations, no static commentary, no example data. This page documents the sources, time windows and weights so the register is reproducible and auditable.

Sources

The OTHRS Research surfaces draw from a single source: the live OTHRS production database.

  • Organisations — active records on the platform with type, regions, sectors and verification level.
  • Opportunities — supply records (sites, developments, properties, investment positions).
  • Demand — care- and commissioner-originated requirements.
  • Matches — system-generated and human-curated pairings between demand and opportunity.
  • Introduction requests — explicit asks to be connected to another organisation.
  • Deal Rooms — formation workspaces; their status timeline drives the transactions ledger.

Time windows

  • 30-day momentum — rolling 30 days vs the prior 30 days (days −30..0 vs −60..−30).
  • 7-day signals — the live signals strip and intelligence indicators use a rolling 7-day window vs the prior 7 days.
  • All-time totals — counts across all records still in scope (active organisations, completed deal rooms, etc.).

OTHRS Index

The composite OTHRS Index is the unweighted mean of four sub-indices, each 0–1000:

  • Supply — new opportunities + new organisations in the last 30 days.
  • Demand — new demand records + introduction requests in the last 30 days.
  • Velocity — matches generated, active deal rooms (×2) and completed deal rooms (×5).
  • Trust — verified organisations as a share of all active organisations.

Each volume input is run through a gentle log shape so single events still move the index in early periods, while large volumes saturate around 1000. The trust sub-index is a direct share and does not require shaping.

Closed Transactions Ledger

A "closed transaction" is any Deal Room whose status is completed. Time-to-close is updated_at − created_at on the room. Units, sector and region are taken from the room's linked opportunity, falling back to the linked demand. The ledger therefore reflects only deals that ran through OTHRS; off-platform transactions are out of scope by design.

Coverage Map

Regions, opportunity counts and demand counts are aggregated from the corresponding fields on each record. Active deal rooms are attributed to the region of their linked opportunity. Sector totals count each (organisation, sector) pair once, so a multi-sector organisation contributes to several rows.

Recomputation

Every page in OTHRS Research is server-rendered against a live query at the moment of request. There is no cron job, no nightly snapshot, no manual publishing step. If the platform's underlying records change, the next visit shows the updated figure.

Scope and caveats

  • Figures are computed across the OTHRS platform only and do not represent the entire UK market.
  • While the platform is in early access, demonstration records may be included; these are produced by the OTHRS team to populate the network model and are flagged internally.
  • No personal data is published in Research. All views are aggregates or already-public organisation references.
